The table below shows market conditions for single-family properties by price range in 19 of Houston's most popular zip codes. Months inventory estimates the number of months it will take to deplete current active inventory based on the prior twelve months sales activity.

In addition to the current inventory calculations featured below, I have developed three other ways to track market conditions:

1. MLS Activity Analysis tracks the percent of MLS activity each week which consists of price reductions

2. Motivated Seller Analysis tracks the percent of sellers described as "motivated" by their listing agents

3. Sales Analysis tracks number of sales each month beginning in 2005

This data does not include townhouses, condos, high-rises or lofts, but does include patio homes (a detached single-family dwelling on a small lot).
